Annual gas safety check by a Gas Safe engineer
Landlords must ensure annual gas safety checks are carried out on gas appliances and fittings by a Gas Safe registered engineer. The 2018 amendment did not relax this requirement.

After each annual check, landlords must give existing tenants a copy of the gas safety record within 28 days of completion; new tenants must receive it before they move in. For tenancies of 28 days or less, a prominently displayed copy is acceptable.

Any safety defect found and the remedial action taken must be recorded on the gas safety record. PropertyActions tracks the defect through to evidenced completion.

Mandatory gas safety record content
A description and location of every appliance/flue checked; the date; property address; landlord/agent name and address; engineer name, Gas Safe registration number and signature; any defect and remedial action; and confirmation the regulation 26(9) matters were examined.

Checks are carried out at least every 12 months. The landlord must issue the record to the current tenant and retain it for a minimum of two years, with the retention clock running from each individual check.
