The tenant-issue duty

After each annual gas safety check, landlords must give every existing tenant a copy of the resulting safety record within 28 days of the check date. For new or prospective tenants, the copy must be provided before they move in.

Short tenancies

Where a tenancy is for 28 days or less, a prominently displayed copy in the property is acceptable instead of issuing it to each occupant.

Why timing is the risk

The annual check is the visible task, but the 28-day issue window and the before-move-in requirement are where compliance quietly slips — a check done on time, with the record never reaching the tenant, still breaches the duty. Counting down each property's renewal and its tenant-issue deadline keeps both in view.
