Track every EICR remedial — C1, C2 and FI — to closeout

An EICR lists coded observations, not a tidy task list. PropertyActions extracts each C1, C2 and FI as a candidate remedial, you review and assign it, and the evidence trail proves the installation was made safe within the required timeframe.

The duty

What the law asks of the dutyholder

PropertyActions tracks the actions that flow from these duties — it doesn't assume them.

Inspect and test at least every 5 years

Landlords must arrange inspection and testing of the electrical installation at least once every five years, carried out by a qualified person. A fresh EICR is required each cycle — there is no longer interval even where the previous report found no defects. If the EICR specifies a shorter interval, that takes precedence.

Remedy C1, C2 and FI within 28 days

Where the report shows remedial or further investigation work is required (codes C1, C2 or FI), the landlord must complete it within 28 days — or sooner if the report specifies — and obtain written confirmation the installation is now safe.

Give tenants proof of inspection

Landlords must supply tenants with evidence that the installation has been inspected, tested and checked — typically the EICR itself — serving as the compliance document for both audit and tenant assurance.

What the record must hold

EICR and remedial confirmation

The report plus written confirmation that any required remedial work has been carried out, retained and issued to tenants and (on request) the local authority.

Coded observation closeout

Each C1/C2/FI observation tracked from raised → assigned → evidenced → confirmed safe, with the completion certificate attached.

The interval

At least every 5 years (or shorter if the report says so)

Installations in rented residential property must be re-inspected and re-tested at intervals not exceeding five years. The 2025 amendment brought the social rented sector within scope; social landlords supplying electrical equipment must also have that equipment tested.
